Project details

The Pears Building houses the Institute of Immunity and Transplantation (IIT), a world-class research facility that brings together clinical and research expertise to develop innovative treatments and improve patient care.

The Pears Building which is situated next to the Royal Free Hospital in Hampstead, London, comprises CL2 and CL3 laboratories, microscopy suites and freezer stores, offices, meeting and collaboration areas and a ‘patient hotel’ for clinical trials and overnight stays, based around the latest thinking in translational medicine (‘bench to bed’). Offices are provided for the Royal Free Charity and the patient hotel provides a mix of single rooms and studios with cooking facilities. 

The building achieved BREEAM Excellent and makes a positive contribution to the local character of Hampstead, with sensitive massing and incorporation into the surrounding landscape

Brief

  • create a centre of research excellence for the Institute of Immunity and Transplantation
  • provide a cost-effective and adaptable facility to improve the provision of care for patients and allow public outreach and engagement
  • attenuation tanks, alongside planting provides resilience for extreme rainfall events predicted due to climate change (40% uplift to storm events for climate change)
  • sanitary fixtures and fittings  provide 25% improvement over BREEAM baseline for water consumption
  • active travel encouraged through circa 50 cycle parking spaces, alongside provision of showers and lockers
  • 1,400m2 of green space (planters, brown roof) as well as bird boxes result in net increase in ecological value of site (relative to pre-development)
