Harrow View Masterplan

Facts

Location Client Cost Size Completion
London, UK Land Securities £500m 23 hectare 2016

Project details

Harrow View is a 23 hectare industrial site in north London formerly occupied by Kodak. In 2008, Kodak and Land Securities formalised a partnering arrangement to work on parts of the Kodak site that is no longer required for production purposes offering an excellent regeneration opportunity for the area.

BDP was commissioned to undertake an extensive masterplanning exercise to support a proposal for a mixed use development on the site. The project began with a thorough baseline analysis after a range of potential uses were tested on the site. This was followed by a masterplan options stage which culminated in the selection of a preferred masterplan that is currently being presented to the local council.

The final proposal focused on a central open space and included a small quantum of employment uses to satisfy the planning requirements for the site. The remainder of the site was developed for high density housing to deliver the value required to ensure high quality development.

The masterplan was supported with detailed guidance and recommendations on landscape structure and quality, residential density, urban form as well as a sound parking strategy.

These facilities will play an important role in creating an attractive and welcoming environment; bringing vitality and linking the site to the surrounding areas
