Project details

Land Securities is the UK’s largest developer and a longstanding client of BDP. Recently completed, the new headquarters building in Victoria has been designed to communicate the client’s brand and a sense of quality and innovation without overt opulence.

The 5,000m2 refurbishment is split between two buildings. Lighting to the client spaces in the smaller, front of house building utilises a high level of integrated techniques and warm colour temperature. Combined with free standing decorative fittings it creates a softer, more luxurious environment to welcome clients. The open plan office space for staff in the larger building is based around exposed services which required a high level of detailing to ensure co-ordination. The project uses innovative techniques such as circadian lighting in the central hub space, innovation rooms featuring Power over Ethernet (PoE) and wireless lighting controls providing Land Securities with a an office at the forefront of modern technology.

The project won the office refurbishment and fit-out category at the 2017 BREEAM Awards for sustainability.

We are delighted with our new headquarters and so are our employees. A Leesman workplace satisfaction survey demonstrated that satisfaction with lighting rose 25% and air quality levels by 40% when compared to our previous office. Furthermore, 88% of our staff now feel that the office design enables them to work productively, up 20% from our former office and significantly higher than the global average of 67%.

Collaboration between the client and project team lay at the heart of this project to improve the sustainability and healthiness of Land Securities’ new HQ. The result is a building that maximises staff wellbeing through improved natural light and air quality, plus a juice bar and contemplation room. The building also uses a high percentage of recycled materials. The judges noted the highly innovative nature of the project and the commitment by the developer to spread the lessons learnt from the project experience.
