BDP is advising London Borough of Lambeth (LBL) on the delivery of its flagship community development scheme at Somerleyton Road in central Brixton. Members of our team achieved full planning consent in 2016 for the masterplan including 303 homes (50% affordable, 65 of which are warden-assisted extra care accommodation with dementia care for the over 55s), a new community theatre which opened as Brixton House in early 2022, affordable community workspace within a refurbished locally listed building, and a range of facilities including childcare, nursery, new playspace and public realm, as a means of regenerating a slice of industrial land in the heart of densely developed central Brixton.

The development was the subject of a deep community-led brief formulated by LBL, in collaboration with local community-based organisation, Brixton Green. All the housing will be delivered by the council. Delivering social value was a priority for LBL and through the design development process.

BDP is currently advising on the strategy to deliver the residential phases of the scheme and secure necessary amendments.
