The Ironworks Dundrum

The Ironworks is a 107‑unit build‑to‑rent residential development delivered for the Dundrum Retail Limited Partnership, a joint venture between Allianz and Hammerson. The project was commissioned to deliver sustainably built homes aligned with both partners’ commitment to achieving net‑zero carbon, water, resource use and social impact by 2030.

We acted as sustainability consultant from inception and as technical MEP advisor throughout design and delivery. Our role included serving as BREEAM Assessor, providing embodied‑carbon consultancy and managing Hammerson’s Sustainable Implementation Plan and CRREM tool to assess climate‑risk exposure against Paris Agreement‑aligned pathways. Working closely with the client and design team, we supported the definition and validation of sustainability targets required by funders, including BREEAM ‘Excellent’ and Nearly Zero Energy Building (NZEB) standards.

The Ironworks Dundrum

As design progressed, we facilitated embodied‑carbon reduction workshops, material‑selection reviews and system‑optimisation studies, alongside engagement with Allianz to align CRREM inputs and decarbonisation pathways.

The resulting all‑electric scheme incorporates biodiverse landscaping, efficient systems and reduced carbon outcomes. Key outputs - including the Sustainable Implementation Plan, embodied‑carbon report and CRREM analysis - now inform future residential projects through Hammerson’s sustainability feedback loop.

Aligning targets with net zero pathways

Our Sustainability Strategy advisory services supported the client in developing an evidence‑based framework aligned with Hammerson and Allianz’s net‑zero commitments for carbon, water, resource use and social impact. The challenge centred on defining funder‑aligned sustainability targets, validating performance requirements and ensuring consistency across a complex stakeholder group. Through early‑stage workshops, benchmarking and alignment with Hammerson’s sustainability framework, we provided the strategic clarity required to shape project ambitions.

We managed the Sustainable Implementation Plan and CRREM analysis to assess climate‑risk exposure and ensure the development followed Paris Agreement‑aligned pathways. Our specialist advisers established a clear decision‑making structure that guided target setting, risk mitigation and long‑term sustainability planning, forming the foundation for a robust, funder‑ready strategy.
