Azure Westboro is a new 26-storey purpose-built rental community redefining contemporary living in Ottawa’s Westboro neighbourhood. The project transforms a former auto-oriented site at Scott Street and Churchill Avenue into a vibrant, pedestrian-friendly destination that brings housing, amenities and retail together in a cohesive and human-centred urban environment.

Anchored by a five-storey brick podium that responds to the scale and materiality of its surroundings, the building rises into a slender tower articulated with undulating aluminum fins, an architectural gesture that plays with light and shadow along the evolving Scott Street skyline. The project introduces 253 suites ranging from studios to four-bedrooms, complemented by more than 16,400 square feet of indoor and outdoor amenities and 4,500 square feet of retail at grade.

Interiors designed by BDP Quadrangle extend the building’s refined urban expression inward, offering warm, crafted spaces that support the needs of a diverse resident community - from co-working lounges and fitness studios to family-friendly playrooms and expansive rooftop spaces overlooking the Ottawa River. Thoughtful landscaping, native species planting, permeable surfaces and a publicly accessible through-block pedestrian connection further embed Azure Westboro into the fabric of its neighbourhood, strengthening ties to nearby parks, transit and Westboro Village.

Situated steps from the Westboro Transit Station and future LRT expansion, Azure Westboro supports Ottawa’s intensification goals while bringing new life to a corridor historically defined by automotive uses. Its active retail edge, landscaped public realm and carefully scaled massing contribute to a more walkable, transit-oriented and socially connected neighbourhood, demonstrating how design can help shape vibrant, resilient urban communities.
